Flood is the #1 most common ,and most often uninsured, natural disaster in Texas. Standard homeowners insurance does not cover flood damage. A separate flood policy through FEMA’s NFIP program or a private carrier is the only way to be protected.

What is flood insurance?

Flood insurance covers damage to your home and personal property caused by rising water – whether from heavy rainfall, storm surge, overflowing bayous, or a hurricane. Coverage is available either through the federal National Flood Insurance Program (NFIP) or through private flood insurers.

  • Detached structures (limited under NFIP, broader on private)

Common exclusions:

  • Damage from sewer or drain backup unless caused by flooding
  • Most basement contents under NFIP
  • Vehicles (covered by comprehensive auto)
  • Loss of use and additional living expenses (NFIP); often covered on private flood

Is flood insurance required in Texas?

It is required by mortgage lenders for properties in FEMA-designated high-risk zones (Zones A and V). Outside those zones it is optional but strongly recommended, especially in Houston.

What is the difference between NFIP and private flood insurance?

NFIP coverage is capped at $250,000 building / $100,000 contents. Private flood insurers often offer higher limits, replacement cost on contents, loss of use coverage, and shorter waiting periods. We quote both side by side.

How long is the flood insurance waiting period?

The standard NFIP waiting period is 30 days from the bind date. Some private flood policies have shorter waiting periods. There is no exception for an approaching storm.
